The VP Americas Division, Volvo Group Real Estate is responsible for planning, controlling, and directing the real estate activities of the organization, such as site location and acquisition, building and land acquisition and disposition, and space leasing. May be responsible for property management. In Gothenburg, Volvo Group Real Estate is leading the Campus Lundby program, creating a unique centre for development of transport solutions. Campus Lundby will be characterized by openness and room for internal as well as external partnerships, and thereby take an active part in the development of the City of Gothenburg.. The American Division is one of five Divisions belonging to Volvo Group Real Estate. Our head quarter is located in Gothenburg; your location will be in Greensboro. The portfolio you are responsible for consists of Volvo Group properties in US, Canada and South America. You will have 10 direct reports, and the total Americas team is around 50 employees. Your direct reports are located in North- and South America.. *So, what is it that you will focus on?**. You will lead our property portfolio and facility management function focusing on the plants, distribution centers, office buildings and people environment. Within the job you both have a daily operational delivery that requires a daily pulse in leading the organization and a tactical dialogue with peer colleagues from Business Areas, Group Functions and Truck Divisions for setting and executing on common plans, identify cost opportunities, and pro-actively act on driving the RE agenda for the business. To be able to deliver in this position we think you should have some previous experiences.... We are searching for a person with a longer experience of senior management positions; maybe you also have experience from the Real Estate area. You should have experience from working on the international business arena within a global company or network. Previous experience from \"Lean\" or Volvo Production System (VPS) is important. Of course it is of great value if you have worked within these markets and have a good network and know what is important from a Real Estate perspective.. This position will also require some traveling both domestic, and also international for Management meetings. The job is located in Greensboro, NC.. *Core Responsibilities**. + Responsible for all aspects of property and facility site management, including understanding of septic needs, long term maintenance, and appropriate zoning. Manage maintenance team and direct work to suit the needs of the business.. + Responsible for ensuring effective financial analysis is created to support the real estate decision making process.. + Supervise nation-wide lease administration activities, including negotiation of new leases, lease renewals and cost effective lease terminations as well as strategic oversight of our lease portfolio in order to maximize value to the organization.. + Manage various facility projects.. + Negotiate construction agreements and overseeing the contractual relationships with vendors/contractors to ensure vendor/contractor performance under these agreements. Responsible for sourcing and securing vendors/contractors in designated markets to ensure cost-competitiveness.. *Education Required**. + Bachelor's Degree in Business Administration, or the equivalent combination of education, training and experience that provides the required knowledge skills and abilities.. + A Master of Science or MBA is a plus.. *Experience Required**. + Ideally 10+ years' experience with full lifecycle recruiting for management, exempt and non-exempt positions.. + Multi-state commercial real estate experience preferred.. + Strong project management skills and experience.. + Demonstrated ability to negotiate effective solutions.. + Experience working in a highly matrixed organization.. + Ability to work in a team environment, manage multiple clients, and provide consultative skills throughout the process.. + Ideal candidate will be highly motivated with a strong sense of urgency..
